As the stock market roared to record heights and the slumping ultra-luxury real estate market began to show increased momentum and optimism, such as the $210 million sale of a bluff-top spread in Malibu, 2024 has seen no shortage of trophy residences for sale across the country with stratospheric price tags.
Continuing trends include an increased demand for space and privacy, in-house health and wellness features, and advanced technologies like integrated home-automation systems and biometric security. Additionally, ranch and waterfront properties reigned supreme across the country, from a stately stone mansion that presides over 350 wooded acres on the pristine shore of Vermont’s Lake Champlain to a 3,500-acre ranch on Maui in Hawaii.
Robb Report scoured all 50 states (plus Washington, D.C.) to compile our updated list of the most expensive homes currently on the open market from coast to coast. Last year’s top spot went to the $250 million Casa Encantada estate in L.A.’s Bel Air neighborhood—it’s now listed for a still sky-high, albeit substantially reduced, $195 million—while this year’s goes to an expansive compound in Naples, Florida, which claims almost 1,700 feet of shoreline on the Gulf of Mexico and hit the market early in the year with a traffic-stopping $295 million ask. By contrast, the least expensive home is a $2.75 million Frank Lloyd Wright-inspired home in South Dakota.

Built by BedBrock Developers, the nearly three-acre spread in the Cameldale community atop Camelback Mountain will feature a modern 17,000-square-foot home with six bedrooms. Plenty of ultra-luxe amenities are also on tap—a 68-foot cantilevered glass-bottom infinity pool, a wine cellar, four custom bars, a stargazing rooftop, and a glass-encased yoga/wellness/spa room overlooking the iconic Praying Monk rock formation, for starters. When finished in spring 2025, the Rocky Mountain property will be centered around a modern two-story home crafted by Whitecap Designs in conjunction with Studio 133 and KA DesignWorks. Included in the plans is a glass-lined great room overlooking majestic mountain views, plus a gym, a movie theater, wine and game rooms, a gourmet kitchen that’s described as a “culinary dream,” and a primary suite with its own living area and wet bar. Altogether, the massive spread is expected to have seven bedrooms across about 13,300 square feet of living space accessible via an elevator, paired with enticing outdoor amenities ranging from a heated pool and spa to several fire pits. A separate two-bedroom caretaker dwelling unit is also slated for the property.
Connecticut — Idyllic Coastal Mansion, $49.5 Million

The Constitution State’s priciest offering is once again this regal Georgian Colonial-style mansion nestled alongside 450 feet of waterfront footage with views stretching from the Long Island Sound to the New York City skyline. Sited within Greenwich’s guard-gated Mead Point Association enclave, the stone-clad home was originally built way back in the 1920s but has since been reimagined by local builder Matt Matthews and architect Cormac Byrne. There are six bedrooms in just under 12,500 square feet of Eugenie Niven-designed living space boasting a teal-hued study lined with bookshelves and a fireside living room sporting a mezzanine balcony. French doors throughout open to expansive terraces, while the manicured grounds host a pool, a fire pit, a small beach, and a dock.
Delaware — 11-Bedroom Coastal Respite, $6.75 Million

Stylish coastal living is the primary aim of this 7,100-square-foot gem resting along Delaware’s picturesque Indian Beach and Seashore State Park. Custom built in 2014 and recently updated, the multi-story home sports 3,000 square feet of outdoor living space encompassing covered porches and a rooftop deck with sweeping bay and ocean views. There’s also a pool and spa. Inside, an elevator is set to whisk you away to a total of 11 bedrooms—including not just one but three primary suites, each with their own spa-inspired bath—as well as multiple kitchens and entertaining spaces. A couple of added bonuses? The property is a great investment opportunity, with rental income exceeding $300,000 annually, and comes with transferable rights to a boat slip located just a short half mile away.
Florida — The Gordon Point Estate, $295 Million

Photo : Dawn McKenna Group
This Naples property made headlines in early 2024 when it hit the market with a hefty $295 million ask, making the extravagant waterfront compound the highest-priced listing in the U.S. Tucked away in the affluent Port Royal neighborhood, the so-called Gordon Point Estate rests alongside 1,655 feet of waterfront footage and has a private yacht basin and a T-shaped dock that can accommodate up to six vessels. As far as the living arrangements, three multimillion-dollar structures include a primary home with six bedrooms and a screened-in pool, along with two guesthouses. Originally assembled by the late financier John Donahue, the South Florida oasis is being offered by his family.
Georgia — Chestnut Hall, $46.8 Million

Making a return to the most expensive homes list is this “true Southern masterpiece” in the affluent Sandy Springs suburb of Atlanta. Dubbed Chestnut Hall and resting on over 18 gated acres, the English Tudor-style mansion features 17,000 square feet of living space accessible via 19th-century Parisian wrought-iron doors. Once inside, a soaring foyer displays a carved Venetian plaster ceiling modeled after the “New Wing” of Rome’s Vatican Museums; an octagon-shaped solarium spills out onto a Jerusalem limestone terrace; and a sumptuous primary suite has a two-level closet with space for 200 pairs of shoes. Equally impressive are the grounds, which hold a keyhole-shaped pool flanked by a one-bedroom pool house with its own living room and kitchenette, plus a guesthouse that sleeps four.
Hawaii — Hana Ranch, $75 Million

It should come as no surprise that Hawaii’s priciest property for sale is also one of the state’s largest pieces of land. Located in Maui, the dreamy Hana Ranch dates back to the 1940s when the site originally operated as a working cattle ranch—hence the name. Measuring 3,500 acres on the island’s lush eastern coast, the estate comprises 37 separate parcels and multiple home sites. The ranch currently features a 1,800-square-foot main pad with two bedrooms, equestrian facilities, tropical fruit orchards, and a helipad. Most notably, Oprah Winfrey owns several hundred acres of land right next door, but it’s otherwise a secluded spot.
Idaho — Sun Valley Lodge, $19.9 Million

There’s a tie among Idaho’s most expensive homes. One (pictured above) is a homey, ski lodge-style mansion nestled within the resort area of Sun Valley. The gated abode in Ketchum was taken down to the studs and entirely rebuilt in 2013. The property itself centers around a courtyard and features tons of timber inside along with earth-toned natural stone, four bedroom suites, and an office enclosed by glass walls. Less than 10 minutes down the road is Stonegate, an impressive residence comprising three historic barns that’s also listed for $19.9 million.
Illinois — Lake Bluff Compound, $19.9 Million

The stellar waterfront views are the focal point of this six-bedroom Illinois oasis. The 30-acre compound is sited about 35 miles outside of Chicago along the picturesque shores of Lake Michigan. If you’re into boating, it’s got 700 feet of private beach access that’s sure to please. The estate also has sprawling polo fields and over a dozen horse stalls for accomplished (or aspiring) equestrians. Rivaling a palatial European country home, the roughly 10,000-square-foot digs were built in 1994 and are decked out with lots of ornate millwork, formal gardens, and elaborate wrought-iron railings. When it comes to entertaining, residents and guests can battle it out on the tennis court or lounge by the swimming pool.
Indiana — Big Tree Farm, $47.9 Million

Big Tree Farm is once again Indiana’s most expensive listing—and by a long shot. The sprawling estate sits on a whopping 550 acres in Santa Claus, a real-life town that celebrates Christmas year-round. In fact, we’re sure Saint Nicholas would make himself right at home at this lodge-inspired retreat. Spread across the grounds, you’ll find everything from a swimming pool to tennis and basketball courts and eight different lakes. There are also three miles of paved trails for mountain biking or ATVing, a 1950s-style diner, a classic car museum, and an entertainment complex where musicians such as the late Kris Kristofferson and Charley Pride have performed. In terms of accommodations, you’ll have your choice between the six-bed main house and the Stables building, which holds three different suites that are each modeled after the Four Seasons New York and named for different Kentucky Derby winners.
Iowa — Appanoose County Farm, $7.5 Million

If you ever dreamed of owning a piece of royal hunting ground, this rustic retreat in Cincinnati is the closest you’ll come in the States. The vast property teeters on the border of Southern Iowa and Northern Missouri with nearly 950 acres of land and tons of deer. The spread was basically built for hunting, raising livestock, and growing your own food. At the center sits the 5,000-square-foot main lodge, which was custom-built with massive logs. Altogether, it features four bedrooms and three full bathrooms. You’ll also find an enormous stone fireplace in the great room, large windows to frame the forest views, and vaulted wood ceilings overhead.
Kansas — Net-Zero Energy Estate, $6.7 Million

This 7,000-square-foot, net-zero energy estate dropped out of the ranking last year, but it’s returned. The self-sustaining six-bedroom home rests on 90 acres in Milton and features two spring-fed ponds, a pair of docks, a 300-yard shooting range, a barn, and equestrian facilities. The front of the residence sets the tone with a gated driveway and tiered water fountain, while the backyard resembles your very own resort with a saltwater swimming pool, hot tub, and outdoor fireplace. Inside, luxe details abound in the form of chandeliers and sconces, contrasted by natural materials like cedar wood. There’s also a full suite of amenities to be enjoyed, including a climate-controlled wine cellar, a movie theater, and an indoor-outdoor recreation room. The property comes fully furnished, including all farm equipment.
Kentucky — Riverbend Whitetail, $23.5 Million

The most expensive listing in Bluegrass Country spans two counties in Western Kentucky and weighs in at nearly 4,700 acres. Located in the tiny town of Sturgis—named after Samuel Sturgis, a senior officer of the U.S. Army—the expansive estate is ideal for hunting. However, it can also accommodate weddings or corporate events. On the Union County side, you’ll find mostly fenced pastures, crop grounds, and a large lake for fishing. There’s also a modest-sized home fit for the owner or a caretaker. Over in Crittenden County, the Wild Wing Lodge, when in operation, used to be a destination for bird hunters. The open-concept abode is equipped with a commercial kitchen, multiple bedrooms, and an office. Through the years, the owner built the nearby Riverbend Lodge, which holds eight more bedrooms and another commercial kitchen.
Louisiana — Canal Street Penthouse, $17.5 Million

Photo : Snaply
Three years ago, The Four Seasons opened its first outpost in New Orleans, complete with a hotel and roughly 90 branded residences. Perched atop the landmark building on Canal Street sits the crown jewel penthouse, which also happens to be the priciest pad in all of Louisiana. Measuring 4,300 square feet, the lavish four-bedroom, six-bath aerie is the largest apartment in the historic development and used to belong to a local shipping magnate. The main living area sports soaring 15-foot, floor-to-ceiling windows overlooking the Mississippi River and a carved stone fireplace that was originally part of the storied Plimsoll Club. Of course, residents have access to a slate of swanky hotel amenities, including a fitness center, a private spa, and a 75-foot lap pool. You can also order room service courtesy of two on-site restaurants.
Maine — Still Meadow Farm, $11.9 Million

Photo : Getty Images
Still Meadow Farm is much more than a quintessential shingle-style New England cottage. Nestled in the heart of Kennebunkport, an exclusive enclave where the Bush family used to spend their summers, the 5,600-square-foot contemporary farmhouse has four bedrooms and six bathrooms, plus a three-car garage. The interior of the estate includes wood floors, white vaulted ceilings, and tons of windows for an open and airy feel. The gourmet kitchen is equipped with top-of-the-line Thermador appliances and Carrara marble countertops. Elsewhere, highlights of the primary suite include the gas fireplace and coffee bar. Outside, there are a slew of amenities across the five-acre grounds, from an in-ground swimming pool to a pickleball court.
